The tenant of a house on the Merwedestraat in The Hague had his rent corrected via Bumarang. According to the Rental Tribunal, the rent of 925 euros per month was unfair. Based on the quality of the living space, the fair rent was 475 euros. This file is one of the many examples in which an apartment was wrongly rented out at a free sector price. This is the case if the rent is above the liberalization limit. This is the boundary between the social rented sector and the free rented sector.
In 2023, that limit is around 800 euros. Rent reduction in that case sometimes even yields more than just a lower rent. Because the rent is reduced, some tenants are eligible for rent allowance. This also applied to this tenant. The rent reduction yielded more than 5,000 euros, because the tenant was eligible for rent allowance, an additional 175 euros per month was added.
View court decision MerwedestraatThe rent of a room on the Brusselsestraat in Maastricht was reduced by Bumarang from 445 euros per month to 300 euros per month. In addition, the Rent Tribunal (Huurcommissie) determined in its ruling that the rent had to be further reduced due to a serious defect in the accommodation. A defect is a shortcoming in the rental property.
You can think of leakage, mold or the lack of ventilation. Due to the defect, the rent was temporarily reduced to 240 euros. The temporary reduction due to the presence of defects remained in effect until the lessor remedied the defect. Thanks to Bumarang, the student who rented this room saved more than 2,500 euros annually.
View Court Decision BrusselsestraatRents in and around Amsterdam can also be reduced. Many tenants think it is justified that rents in popular areas are extremely high. In many cases, however, this is incorrect. This was also the case after testing the rental price of a house on the Jan Campertplein in Weesp.
The rent was reduced from 975 euros to 575 euros. With this, the rent fell into the social sector and the tenant could also apply for rent allowance, so this meant a double benefit!
A tenant of a room on the Ruygenhoeklaan in Utrecht paid € 2,766.84 annually in service costs. On behalf of this tenant, Bumarang has initiated proceedings with the Rent Assessment Committee to determine the actual costs incurred by the landlord. Only those costs may be passed on to the tenant.
The Rental Committee ruled that the tenant’s payment obligation per year was € 972.53. Because the tenant rented the room for two years, he had paid more than 1,900 euros too much in total.
View court decision RuygenhoeklaanIn Zwolle, the tenant of a house on the Willemskade paid a monthly basic rent of 850 euros. Bumarang managed to lower that price to € 605.13 per month through a procedure at the Rent Tribunal.
Bumarang’s services resulted in monthly savings of € 244.87 for this tenant. Each year, the tenant will benefit by € 2,938.44. As you can read, these are serious amounts. What would you do if you could freely spent 3,000 euros?
View court decision WillemskadeOn behalf of the tenant of a house in the old city center of Haarlem on the Ravelingsteeg, Bumarang has had the rental price of 1350 euros assessed by the Rent Tribunal who lowered the price to € 621.79. A difference of € 728.21 per month. The reduction saves the tenant € 8,738.52 per year.
We regularly see that rents are hundreds of euros per month too expensive. Some tenants are shocked by this and decide to leave it that way because of the big difference. The tenants in the example have almost 9,000 euros left over annually due to the reduction. It is good to remember that a higher rent is at the expense of you, as a tenant. Take care of yourself and don’t pay an unfair rent.
The tenant of a house on the Jan Vermeerstraat in Venlo in Limburg paid an all-in rent of € 800. An all-in rent is not split into basic rent and service costs. You pay the basic rent for the use of the apartment, you pay service costs for all other matters and services provided to you by the landlord (gas, water, light, internet and TV, furniture, etc.).
Because an all-in price is not permitted, Bumarang had the Rent Tribunal rule on this. The Rent Tribunal split the price into 440 euros for the basic rent and 200 euros for the service costs. After the ruling, the tenant will pay a total of 640 euros per month, a saving of 160 euros per month and almost 2,000 euros per year! Is your price not split into basic rent and service costs? This is good news! Bumarang can reduce your rent by at least 20% per month.
View court decision Jan VermeerstraatCorrection of the rental price is often only possible in the first six months of the rental contract. The rent will then be reduced retroactively. In some cases, a longer period applies for the rent correction. This was also the case for the tenants of a house on the Westerstraat in Enschede. The rental contract was a temporary contract with a maximum term of two years.
For this type of contract, the rent can be corrected up to 6 months after the end of the fixed period (ie up to 2.5 years after the starting date). This tenant was waiting for his temporary contract to be extended. From that moment on, the landlord could no longer terminate the contract. Bumarang arranged a rent reduction of 40 euros per month. Because the contract had already run for 2.5 years and the rent reduction took effect from the start of the contract, the tenant received more than 1,000 euros back.
It is also possible to correct the rent in Utrecht. Bumarang arranged a reduction in the rent for a house on the Pijnboomstraat. The rent went from about 1,400 euros to 677 euros per month.
The fair rent for the house was therefore less than 50% of the rent requested by the landlord. This situation is far from unique. This tenant saves 8,600 euros annually since the ruling of the Rental Committee.
View court decision PijnboomstraatIn addition to the basic rent, tenants often also pay service costs. Service costs are all costs that you pay to the landlord in addition to the basic rent. You can think of gas, water and electricity, but sometimes also furnishing, internet and cleaning are provided by the landlord. A landlord may only pass on the costs actually incurred. A landlord must prove these costs with an annual statement.
The tenants of a house on the Soestdijksekade in The Hague have had their settlement checked with the Rent Tribunal via Bumarang. The tenants paid 115 euros every month in upholstery costs. The Rent Tribunal set the service costs at 24 euros for the whole year! Due to Bumarang, the landlord had to repay more than 1,300 euros per year.
